Equipment here does far more work

Cooling season in Florida never really closes. A system in this state accumulates run hours that equipment in a temperate climate would take several years to reach, which pulls forward every wear-related failure — compressor start cycles, capacitor degradation, bearing wear in blower motors, coil fouling. It is also why maintenance intervals here should be set by run hours rather than by the calendar, and why the national advice about annual servicing understates what this climate actually demands.

Humidity is the harder half of the job

Anyone can make a room colder. Making it comfortable in Florida means removing moisture, and that only happens while the system is actually running. This is why an oversized system is a genuine defect rather than a safety margin: surplus capacity satisfies the thermostat quickly, the unit short-cycles, and the air never spends enough time across the evaporator coil to be dehumidified. The building reads cool and feels damp, and over time that shows up as condensation on vents, musty odours and, in the worst cases, mould. Correct sizing comes from a load calculation that accounts for latent load, not from matching the tonnage that happens to be installed.

Salt air, and the hurricane zone

Condensers within a few miles of the coast corrode measurably faster — salt attacks coil fins and tubing — so coated coils and corrosion-resistant hardware earn their cost on beachside properties. Two of the counties we work in carry a further constraint: Miami-Dade and Broward are the only counties in the state designated High-Velocity Hurricane Zone under the Florida Building Code. Equipment installed there generally needs a Miami-Dade Notice of Acceptance or a Florida Product Approval covering HVHZ use, installed with specified fastening. Work that would pass elsewhere in the country does not necessarily pass here, and a change-out normally needs a permit and an inspection to close out.

What that means for a repair-or-replace decision

Because equipment here ages faster, the repair-versus-replace question arrives sooner than owners expect, and it is rarely answered by the price of the single failed part. The three things that actually decide it are the age of the system against its realistic remaining life, the operating cost you are locked into until it is replaced, and whether the rest of the installation — thermostat, duct sealing, air handler — would still be holding a new unit back. A repair that buys twelve months on a fifteen-year-old system is usually the expensive option, not the cheap one. The refrigerant phase-down tightens that further: as service refrigerant for older equipment gets scarcer, a large leak repair on an ageing unit costs more each year. We will tell you which side of that line your system is on, and we would rather say "this has another five years in it" than sell a replacement that isn't needed.
